4 things:

1) so super proud of you for landing a job. I hope we can finish designing you mug before I leave for LA so you can be reminded of me at work =)

2) Although you’ve spent a ton of time and money into closing this condo, you’ve learned so much and now know how to go about doing something like this. Next time, it’ll be a breeze! You’ll need to teach me when you get your apartment ok?

3) I’m glad you’re working out again! (finally!!!…jokes…not really.) It’s always healthy to work out so I’m glad you’ve finally taken the initiative to go running. Next up, build some huge muscles!!! but not too big please hehe.
